How much does disability accommodation cost?
If you are eligible, the cost of your disability accommodation in Australia can be subsidised by the Australian Government through the National Disability Insurance Scheme (NDIS). Having an NDIS plan can allow you to access the type of accommodation you need, such as different types of SDA, Medium Term or Short Term Accommodation.
It’s important to note that the funding in your plan is used for housing, not the services or supports you receive in your home (that is covered by a different part of your plan). What types of SDA housing are there?
SDA for people with disability is divided into four different building types and four different design categories, based on what a person needs from a dwelling. The four different building types are apartments; duplexes, villas or townhouses; houses, and group homes.
The four different types of design categories are Improved Liveability (housing with a reasonable level of physical access provision); Robust Housing (homes designed to be very resilient); Fully Accessible (high level of physical access provision) and High Physical Support (high level of physical access provision for people with significant physical impairment, who require very high levels of support).
To be accredited as an SDA dwelling, housing for people with disability must meet design requirements determined and assessed by the NDIS. Different price limits are set by the NDIS, depending on the dwelling type and design category requirements. It’s always important to check that a home meets your needs before committing to a service agreement with the provider.
How do I know what type of accommodation will suit me?
It depends on what support you need, how many people you would like to live with, and what type of building you would like to live in.
When applying for funding from the NDIS, it’s also important to consider how a dwelling will:
- help you access the other supports you need to live independently;
